As temperatures start to dip and the Northern Lights begin to dance, we’d like to take a minute to remind you of a few key items for the upcoming winter season and its time to get ready for winter.

If you’ve walked around our neighborhood you’ll notice that we have many grassy areas, paved roads, walkways and driveways that are sloped.  In many cases, these slopes contribute to poor drainage and can result in water and/or ice pooling and freezing in driveways and under garage doors.  Please remember to keep your driveway clear to prevent garage doors from freezing to the concrete.  Residents are responsible for maintenance of their personal use areas which include the driveway, front steps, walkway and backyard.

If your door has frozen, do not attempt to operate it with your remote or switch – this can result in the panels buckling which causes expensive damage.  Hangingstone  Point is not responsible for repairs due to this issue and tenants will be billed or the costs deducted from your security deposit accordingly if a repair is needed.

Please be mindful of downspouts which can become buried and easily damaged under a few inches of snow.  We ask that you lift the downspouts up against the building for the winter to prevent any problems.

If you have a balcony style unit, it must be shoveled or swept when accumulated snow is equal to or more than 1” in depth.  This is to prevent snow from melting and causing issues in the garage below.

The condominium association is responsible for winter maintenance and our contract this year has been awarded to Platinum Landscaping.  As a guideline, Platinum will:

  • Mark curbs and lanes to prevent damage
  • Remove snow from all common area sidewalks and spread calcium or sand with snowfalls greater than 1” over a 24h period
  • Clear roadways, handicapped and visitor parking areas when snowfall exceeds 3”
  • Clear snow away from fire hydrants
  • Complete all work between the hours of 7am to 8pm unless otherwise instructed by Hangingstone Point
  • Remove snow piles upon request by Hangingstone Point

If you have pets, we understand it is difficult but ask that you try to keep on top of waste cleanup and pick up after Fido.  Please do not allow your dog to roam during the winter months to keep the property and our common areas as clean as possible for our families.

If you are planning an escape to a sunny destination, we would like to remind you that all residents are responsible for obtaining insurance coverage for the inside of your unit.  In the unlikely event of something like a furnace failure, our insurance does not cover the damage due to frozen pipes from an absentee resident.  Most policies require you to check on your home every 3 days so we suggest having a friend or family member attend if needed.

Lastly, we’ve noticed that prior to garbage pickup many residents are stuffing their bins to overflowing.  The garbage then spills out causing an unnecessary mess and attracting wildlife.  It is not the responsibility of the corporation or our employees to clean up your garbage – all residents are responsible for keeping their areas clean and tidy.   Paladin can (and will) issue warning citations escalating to fines if your garbage becomes a problem – please make sure to take care of your waste properly.   The RMWB has several recycling depots located throughout the city if you have additional waste and the landfill is located just south of the city off Highway 63 for large cleanups.  Acceptable recycling materials and proper bin usage is published in the Good Neighbour Guide – https://www.rmwb.ca/en/bylaw-and-animal-services/resources/good_neighbour/GoodNeighbour-2021-Guide.pdf
