According to RMWB, snow must be cleared within 48 hours of falling. Tenants have to clear their walkways, garage parking stall, in front of the garage doors.

(A style units) your parking space is in front of your garage). You must clear your walkway and full driveway.

(B style units) your parking space is beside your garage. You must clear the walkway, the parking pad and the space in front of your garage door.

You may push the snow to the street for the street cleaners to remove!

Snow removal contractors do not move garbage bins, so make sure you get those out of the way so that equipment can do the work without issue.

We ensure that broken, defective or worn out assets are fixed or replaced. If there isn’t something functionally wrong with the product you may be on the hook for a call out fee for a simple task.

In the event your furnace or hot water tank turn off, be sure to check these below items and then restart the pilot. If these do not work, we now can assume that a tech will need to come fix the issue.

1. Check the thermostat has a new battery. That white cap should come off, if it’s a battery powered thermostat, may be dying and need to be replaced.
2. Moving to the furnace. The is a light and switch on the side. The door to the furnace NEEDS TO BE CLOSED. The safety on it turns off the furnace if that door is open.
3. Check the light. If its green, blinking green, another color or off
4. Check the intake vent on the outside of the unit. If anything is in that vent or blocking it, clear it.
These are the most common issues that can see the device turn off as a precautionary measure.
To restart the “Pilot” here are your basic steps:
  1. Set gas valve to “Pilot”
  2. Push down on knob or pilot button and click ignitor until pilot lights.
  3. Continue holding knob down until pilot holds or light flashes.
  4. Set tank temperature.

Also there should be instructions on the tank itself.

You are required to have a policy in place to protect your unit in the event of unforeseen events or damage.

It is recommended to speak to your insurance broker to identify what kind of personal belongings coverage you need in conjunction with this.

 

Yes! Our rentals in Fort McMurray are pet friendly, however, your pet may be subject to approval. We want to ensure responsibly pet ownership to keep the community a positive environment for all those living there, including our fuzzy friends.

There is a one time $400 per pet fee. This is not refundable.

We always look to find a reasonable solution for all of our tenants. Typically, finding a suitable replacement tenant is the recommended route.

In successfully finding someone else, we will waive financial responsibility for the remaining months on your lease however, you will still forfeit your damage deposit.

We’ve studied many other property leases and penalties and feel this is one of the most flexibly available on market.

That said, we are always open to questions regarding your rental in Fort McMurray.

HOT TUBS/POOLS/SPAS – Not permitted on the property with the exception of Kiddie Pools.  Kiddie pools must not be larger than 60” in diameter and 12” deep.

FIREPITS/OPEN FLAMES – Are not permitted anywhere on the property and this includes items with a fuel reservoir such as a Tiki torch or candle.  Decorative patio items with small controlled flames are permitted provided they are not left unattended and capped/closed when not in use.

 

BBQ’s, Pizza Ovens, Smokers  – Must be stored at least 3m away from the building exterior.  They can’t be placed on decks, front porches, balconies or beside the patio doors, stored at the front of “B” style units with the small enclosed porch or in exclusive use driveways. 

Our bylaws state that residents must maintain their home and private areas in clean and tidy manner – not allowing any area to become unsightly or unsanitary.  Let us know about your concern so we can address it properly.

Our bylaws do not permit air conditioners, recreational or athletic equipment or laundry as examples to be hung out of the windows.  This is to ensure the safety of residents and protect the building envelope.  You are permitted to install floor mounted A/C units which vent to the outside or may rent a unit with central A/C.

In front facing balcony units the garage (and the electrical service) is below the balcony. To prevent damage from snowmelt during freeze thaw cycles, any accumulations greater than 2” must be removed on a regular basis.

Fort McMurray sees a very large amount of snow, failing to ensure consistent removal of the build up can really wreck havoc at your expense.

Unfortunately, Abasand is surrounded by crown land and the Boreal forest. We often have various kinds of wildlife including bear, lynx, fox and coyotes travelling through the area in addition to ravens who take advantage of unattended bags to look for food.

Garbage must be stored in approved containers and not on balconies or in the backyard as per our bylaws.

Any waste that is spilled or pulled apart must be picked up and cleaned immediately to prevent attracting more wildlife.

The condominium corporation is only responsible for keeping the common property clean and tidy including removing garbage, loose debris, cutting grass, taking care of snow and salting/sanding external walkways as required. Tenants are responsible for their own personal use areas which includes the enclosed backyard space and in front of your home.

  1. The neighborhood is serviced by several providers – Direct Energy is regulated by the province and provides fair rates that must be reviewed and approved by the Alberta Utilities Commission each month. Direct Energy does not require a contract.  In addition to Direct Energy, several individual providers provide market competitive energy services although they may require a contract with you.  We do not endorse any provider and suggest you shop around for the best rates prior to choosing one.  A few examples are listed below:

Please take a copy of your lease, your drivers license or other photo identification to the nearest Canada Post outlet. Canada Post will arrange for you to have delivery to a community mailbox located at the entrances of key streets within walking distance to your home – Acacia, Alderwood, Applewood & Almond.  There are three Canada Post locations near us:

      1. Canada Post Office (Walmart Plaza) – 19 Reidel St #300, Fort McMurray, AB.
      2. Shoppers Drug Mart (River City Center) – 8600 Franklin Ave, Fort McMurray, AB. Tel (780) 743-1251
      3. Sobeys (Walmart Plaza) – 19 Reidel St #300, Fort McMurray, AB. Tel (780) 791-1550.

Checks to verify compliance to our parking policies will occur on a regular basis on the Hangingstone Point site.  Residents who do not comply will be fined in accordance with current condominium bylaws and/or towed off the site. We currently have Paladin Security monitoring our community and ensuring that parking is properly enforced in the community.

We are not responsible for any damages or costs incurred to obtain your vehicle from the towing company should your vehicle be removed.

Parking passes are available this Spring 2022. Communications will be released shortly.

Autodebit allows us to pull rent on the first business day of the month. This ensures no one has to worry about paying on time, or missing a payment which would incur late fees.

It’s fluid and very easy to set up, as well terminate at the time of your lease expiry.

Our security deposits are requested through etransfer for those wondering.

Most of your ongoing maintenance is entirely hands free. You are simply responsible for your yard and immediate walkway as well patios.

Snow removal, grass and landscaping is done throughout year, professionally in all the common spaces and general facilities.

Renting with pets can introduce some new challenges. Condominium pet policies can be complicated, as renting within a condo means the Residential Tenancy Act, the Condominium Property Act and the Condominium By-laws apply.

The properties we have available are all within a condo. There is a specific form to be filled out for each pet that will describe the pet including breed, type, expected size, etc. If the pet is going to be larger than 50lbs, the by-laws require Board approval, which is generally approved under conditions, which will include good behaviour and that the pet is under your control at all times.

Failure to ensure the rules are met, they may revoke their approval and either the pet must go or eviction. Responsible pet ownership is key to ensuring these issues never come up.

Apart from rent, the security deposit is a big expense you’ll need to plan for. The amount required for a security deposit varies but has an upper maximum of one month’s rent per the Alberta Residential Tenancy Act.

The security deposit is due when you sign the lease, which also holds the unit for you until the move-in date. The security deposit is due back to the tenant 10 days after moving out, minus any deductions due to damage. See the article below to learn more.

The rent for each property is specified on the listing page for that particular property. The monthly rental rate is based on whether it is a floorplan style A or B; amenities included a finished basement, air conditioning, and upgraded appliances to list a few.

If you review the properties listed, there will be the rental rates easily identified. In addition to rent, you will have a monthly RMWB municipality fee charged with rent.

You will be responsible for your utilities (gas and electric) outside of the listed rates.
